Schematic Design / Concept Design Renovation/Addition or New Custom Home

  • Free 1 hr initial consultation (either in person or online)

    • Looks at the feasibility of your project and site visit

    • Identifies any issues with the scope or design

  • On site measure up of existing conditions for the as-built drawings (includes existing floor plans, existing interior elevations, and existing electrical and lighting plans)

    • Detailed floorplans of existing conditions

    • Detailed interior elevations of existing conditions.

  • 3d concept images (Optional price to be provided in custom quotation)

    • Realistic rendered images of each space to show overall concept for client approval.

  • Concept meeting

    • Client Meeting to review overall concept and to get client feedback

  • Concept Documentation

    • Demolition Plans (if needed)

    • Schematic Level Floor plans for Town Planning Application

    • Schematic Level Elevations for Town Planning Application

    • Schematic Level Material Selection for Town Planning Application

    • Submission of Town Planning Application

  • Once the concept stage is approved by the client all necessary consultants to be contacted for quotation of services

    • Concept Plans to be used to get a quote for services from all necessary consultants below.

      • Surveyor - to provide services to get a site context plan showing boundaries and neighboring context.

      • Structural Engineer - to provide a geotech report of the soil conditions on the boundary as well as all

        structural design documentation.

      • Energy Rater - provides an energy report of the design to make sure the home meets the current standards of 7 stars.

      • Building Surveyor - responsible for ensuring buildings are safe, accessible and energy efficient. You will need a building surveyor for any project that requires a building permit.

note: After the Schematic Stage is approved we recommend getting a Quantity Surveyor to price the concept before moving on to the design development stage to make sure the project is still on budget.
